30 Point Gas Heat Preventative Maintenance Inspection List

Replace all filters with deluxe pleated 2 inches if available.
Install flow plus drain tabs for drain overflow protection.
Check all high and low voltage wire connections.
Check all high and low voltage wire connections.
Lubricate all motors and bearings if needed.
Check all belt tension and replace if needed.
Check all pulleys and sheaves for groove wear and vibration.
Check all pressure readings on all compressor stages.
Do compression ratio test
Check temperature difference.
Clean return grills.
Check code records on control board if available.
Check the economizer operation.
Check condenser coil airflow for proper heat exchange.
Clean condenser coil if needed.

Check fresh air intake filters and clean if needed.
Check all refrigerant lines for vibration wear.w plus drain tabs for drain overflow protection.
Check entire unit for natural weather damages. All high and low voltage wire connections.
Clean out and clear all drain lines.
Check thermostat for proper operation.
Place unit in cooling operation and monitor.
Check and verify thermostat and controls operation.
Inspect al fan brackets and motor support for proper integrity.
Verify all fans operating properly in response to controls.
Check crankcase heaters.
Verify that all panels secured to a unit with proper fastening materials.
Provide a written report of work completed and indicated all detected deficiencies.

20 Point Gas Heat Preventative Maintenance Inspection List

Check inducers draft motor.
Check ignition of the heater.
Check each cell for proper fire off.
Check heat exchanger for cracks or holes.
Check flame sensor safety switch.
Check rollout and safety switch.
Check the high limit safety switch.
Check rollout and safety switch.
Units with standing pilots will have all thermal couplings replaced each winter during inspection
Check supply fan motor amp draw.
Check gas pressures to the unit and/or a manifold (if applicable).

Check for vibration and wear of motor and blade.
Vacuum all cells to remove all rust and deposits.
Inspect all units for any potential combustible material near or on the unit.
Clean and clear flue vent is clogged.
Verify all fans operating properly.
Place the heating section into operation.
Check combustion efficiency (if possible).
Check the burner sequence of operation.
Measure temperature rises through the heating section of operation.
Check combustion blower assembly and clean if possible.

4 Point Electric Heat Preventative Maintenance Inspection List

 

Inspect electrical connections and contacts.
Verify the operation of the Heating Elements.
Check and verify the operation of operating safety controls.
Measure voltage and amp draw of heating elements.
